Second Home Plan (MM2H)

Frequently Asked Questions (FAQ)

Am I eligible to apply?

The MM2H Programme is a Malaysian government programme that lets foreign nationals live in Malaysia long-term. The main applicant must meet the age and financial requirements of the chosen category (see below).

What are the age requirements?

The main applicant must be at least 25 for Silver, Gold and Platinum, and at least 21 for the Economic Zone / Financial Zone (SEZ/SFZ) category. Under SEZ/SFZ, the fixed deposit depends on age: 21–49, or 50 and above.

How can I apply?

Apply through a licensed MM2H agent. Second Home Plan (MM2H) Sdn. Bhd. is licensed under the Tourism Industry Act 1992 for the MM2H Programme (licence No. MM2H937, valid until 27 April 2028). Contact us to start with a consultation.

What are the financial requirements?

You must place a fixed deposit (FD) in a Malaysian bank account:

  • SEZ/SFZ: USD 65,000 (age 21–49) or USD 32,000 (age 50 and above)
  • Silver: USD 150,000
  • Gold: USD 500,000
  • Platinum: USD 1,000,000

Once approved, you may withdraw up to 50% of the FD for property, education, medical or tourism expenses in Malaysia.

What's my minimum length of stay?

If the main applicant is under 50, the family must spend at least 90 days a year in Malaysia. Days spent by the main applicant, spouse and dependants count together. There is no minimum stay if the main applicant is 50 or above.

Do I need a medical check-up?

Yes. A medical report from your home country (MF I) is submitted with the application. After approval, the main applicant and dependants have a second check-up at a Malaysian clinic or hospital (MF II). Participants aged 60 and below also need health insurance (local or worldwide cover).

Are there participation fees?

Yes, a one-off government participation fee for the main applicant: RM 1,000 for SEZ/SFZ and Silver, RM 3,000 for Gold, and RM 200,000 for Platinum. Spouse and dependants do not pay it.

Do I need to buy a property?

Yes. Buying a residence is compulsory after approval, and the minimum price depends on the category:

  • Silver: RM 600,000 (RM 1 million in Kuala Lumpur, RM 2 million in Selangor)
  • Gold: RM 1 million (RM 2 million in Selangor)
  • Platinum: RM 2 million
  • SEZ/SFZ: subject to the state's property rules, e.g. RM 500,000 in Forest City, Johor

You cannot sell the property for 10 years unless you buy a higher-value one. If you don't meet this condition, you may lose your MM2H status.

Can I bring my family?

Yes. You can bring:

  • Your spouse
  • Biological, step or adopted children under 21, and children aged 21–34 who are single and not working in Malaysia
  • Disabled children (medically certified), at any age
  • Parents and/or parents-in-law

Only Platinum participants may bring foreign domestic helpers.

Can my children study in Malaysia?

Yes. Dependent children can study at any higher education institution (IPT) in Malaysia accredited by the Malaysian government.

Can I do business or work in Malaysia?
  • SEZ/SFZ: No
  • Silver and Gold: No

How much does it cost and what's included?

It covers the main applicant only, including the visa, medical insurance, medical check-up and MM2H-related transport. The main applicant also pays a processing fee of RM 5,000.
